Who Pays Closing Costs in a Florida Cash Sale?
In a sale to a direct cash home buyer, the buyer pays the standard closing costs and the seller pays none: no commission, no listing fees, no title transfer charges out of pocket. The offer is the amount you walk away with, minus any mortgage payoff, liens, or taxes that must be settled at closing.

01 What standard closing costs include
In a typical Florida transaction, closing costs include the title search, title insurance, escrow and settlement fees, deed preparation, and the documentary stamp tax on the deed and, where applicable, the note. In our purchases, we cover these standard costs. The seller's only deductions from the offer are the items that legally attach to the property: the mortgage payoff, unpaid property taxes, and recorded liens.
02 What the seller never pays
In a direct sale to us, there is no commission, because there is no listing agent. There are no seller-paid buyer's agent fees, no staging costs, no marketing costs, and no repair allowances deducted from your proceeds. This is a different cost picture than a traditional listing, and it is part of why the net can compete with a grossly higher listing price.
03 Always ask for the net sheet
Before signing anything, ask for a written net sheet: the offer, every deduction, and the final number you will receive at closing. Any buyer who can't or won't produce one is telling you something. Our offers come with the math shown plainly.
04 How taxes and liens still come out of proceeds
Paying no closing costs does not mean ignoring the county. Unpaid property taxes, HOA assessments, and recorded liens are paid from the proceeds at closing because they attach to the title. That is not a fee; it is settling the obligations the property already carries.
