FAQ

30 answers for Florida house sellers

Straight answers to the questions sellers actually search for, grouped by topic, from timelines and pricing to liens, probate, and trust. Have something we missed? Call or text (407) 993-1147.

The process

How fast can you close?

In as little as 7 days, and most sellers close in two to four weeks. You choose the date the contract is written on, so the closing fits your move, not the other way around.

Do you really pay cash?

Yes. We buy with our own funds, there is no lender and no financing contingency, and the proceeds are wired or delivered to you at closing through a licensed title company.

Do I need to make repairs before selling?

No. We buy houses as-is in any condition, including homes that need a new roof, foundation work, a full renovation, or are vacant and unlivable.

Do you buy houses statewide or only in Central Florida?

We buy statewide across Florida, with our strongest local knowledge in Orange, Seminole, Osceola, Lake, and Polk counties. Send the address and we will confirm coverage quickly.

How do I get an offer?

Request one on this site with the address, or call or text us directly. We come back with a written offer, usually within one business day.

Offers and pricing

How do you calculate your offer?

We start with what the house would sell for after repairs, then subtract real repair costs, holding and closing costs, and a disclosed profit margin. Every offer letter shows this math.

Are your offers negotiable?

Yes. You can counter any offer and we will review it seriously. The number has to work for both sides, and it often moves.

Will the offer change after my walkthrough?

Only if significant, undisclosed condition issues surface. We price from what we see and what you tell us, and we flag anything that would change the number before you sign, never after.

Do you offer full market value?

We offer what the house is worth as-is to a buyer who will renovate it, which is below retail by design. After repairs, commissions, and holding costs, the net can beat a listing, and we show both numbers.

Can I get an offer without a property visit?

Yes, a provisional one from photos and your description, usually within one business day. A final offer follows a quick visit or additional details.

Fees and closing

Do I pay a commission?

No. There is no listing agent in a direct cash sale, so there is no commission on your side, ever.

Who pays closing costs?

We pay the standard closing costs, including title work, escrow, and transfer taxes, so nothing is deducted from your proceeds for them.

What comes out of my proceeds at closing?

Only what legally attaches to the property: the mortgage payoff, unpaid property taxes, and recorded liens. Everything else is yours.

How do I receive the money?

Through the title company, by wire or closing check, in the same process a traditional sale uses. You see the final settlement statement before you sign.

Seller situations

Can I sell if I am behind on my mortgage?

Yes. The mortgage is paid off at closing, including arrears and fees, and selling early usually stops a foreclosure before it is filed or completed.

Can I sell while in foreclosure?

Yes, at almost any point before the auction. The payoff at closing dismisses the case. Share any sale date you have and we will structure around it.

Can an inherited house be sold during probate?

Yes, once the personal representative is appointed and authorized. We buy estate properties and coordinate with the probate attorney on timing.

Can I sell a house with liens?

Yes. Judgments, HOA liens, contractor liens, and code fines are paid from the proceeds at closing, in the order the law requires.

Can I sell a house with tenants?

Yes, with the tenants in place or vacant. Selling with the lease assigned is often the fastest exit and avoids an eviction.

Can I sell a fire or water damaged house?

Yes. We buy damaged houses as-is, including after floods and storms, and we coordinate with your insurance claim and mortgage payoff.

Trust and legitimacy

Is this a scam?

We welcome the question. Legitimate operations charge no upfront fees, put offers in writing, identify the actual buyer, use a title company, and never pressure you. We meet every one of those standards, and you can verify us on the profiles below.

Are you a licensed real estate operation?

Tyler Gibson is a Florida Licensed Sales Associate, License 3454664, with LPT Realty, and We Are Florida House Buyers LLC is the buying company he runs. Check the license on the Florida DBPR website.

Do you charge any fees to the seller?

No fees of any kind: no application, no inspection, no closing, no commission. Your offer is your net, minus only the obligations attached to the property.

Can I have a lawyer review the contract?

Yes, please do. We recommend every seller have their own attorney or advisor review the offer and contract, and we will not rush you past that.

Will you pressure me to decide today?

No. Offers are made in writing and stay on the table while you compare, get advice, or simply sleep on it. Pressure is a red flag, and we do not do it.

What if I change my mind after accepting?

Before documents are signed and the closing starts, you can walk away with no penalty. We only close sellers who are comfortable at every step.

A note on the legal topics: this FAQ is general education for Florida homeowners, not legal, tax, or financial advice. Foreclosure, probate, lien, and tax situations involve Florida law, and you should review your specific case with an attorney or tax advisor.
